At Emmerich Properties, we aim to be your first call, last call, and only call for your rental and lease needs in Central Wisconsin. Based in Schofield, WI, we are proud to have served the area with reliable property management for over 50 years.

Whether you’re looking for the ideal property for rent or need immediate maintenance services, we are here to help. You will feel confident in your rental experience with us, commercial or residential. Allow us to provide the tenant resources you need.

Tenant is to provide the certificate (filled out) to Emmerich & Associates by mail or in the office with a self-addressed stamped envelope or advise that they are picking up the certificate.  Emmerich & Associates will not mail without a self-addressed stamped envelope.  Turnaround time for the certificates is 7 business days and certificates can’t be emailed to the tenant.

Maintenance

Our staff strives to provide prompt and efficient maintenance to our tenants when they need it the most. If the maintenance request is made outside of regular business hours, please be sure to describe the problem, and we will try to address it as soon as possible. Our office staff will have a member of our Field Service Team paged if during normal business hours.

For EMERGENCY maintenance requests after business hours please call 715-359-1500.

For non-emergency maintenance requests, submit a Maintenance Request Form through your Rent Manager Tenant Portal.

Frequently Asked Questions

What national or state rental assistance programs are available if I’m facing hardship?

Tenants may qualify for programs like Emergency Rental Assistance (ERA), HUD’s Section 8 Housing Choice Vouchers (dependant on application and qualifications), or subsidized housing options. Eligibility and availability vary by location. Crisis support organizations such as United Way, Salvation Army, and local Community Action Agencies can also provide short-term support.

What should I do if I'm behind on rent or have received an eviction notice?

Request a repayment agreement with your landlord and apply immediately for government or nonprofit assistance.

I’m moving out—how is my security deposit handled?

Upon lease termination, any allowable deductions must be itemized in writing. If you dispute any charge, Wisconsin law generally allows tenants to file in small claims court.

Can I sublet my rental unit?

We do not allow subleasing in our properties.

Where can I get help finding rental assistance or avoiding eviction?

Dial 211 to connect to local rental assistance programs, eviction prevention services, and nonprofits that support tenants. This hotline covers both state and local resources.

What are my rights regarding security deposits and late fees?

Security deposits are typically limited to one month’s rent, and landlords must return them within a set timeframe (often 21 days), along with an itemized deduction list if applicable. Late fee limits and required notice periods are governed by Wisconsin regulations.

What responsibilities do I have regarding maintenance requests?

Tenants must submit maintenance requests promptly and cooperate as needed. Renters are often responsible for minor maintenance such as replacing light bulbs or air filters, per the lease agreement.
